Today

The Legacy Continues

Stephen leads Congdon & Coleman; brother continues Maury Associates contracting.

My family's roots on Nantucket began in 1946 with The Emporium, a Main Street staple for home goods. By the early 1960s, my grandparents transitioned into real estate, followed by my father, who began developing the island's most significant residential neighborhoods in 1978—a legacy my brother carries forward today at Maury Associates.

Today, I lead Congdon & Coleman, the island's longest-standing real estate brokerage, founded in 1931. We don't just track the market; we have been its keepers for nearly a century.

Strategic Case Study

Stewardship and Adaptive Planning

Navigating complex estate recovery and the future of island housing.

Phase 1

Environmental Restoration

The Recovery

Managing a multi-year family estate, I oversaw the acquisition and environmental restoration of a 5-acre site. By coordinating with the island's leading contractors—including excavation specialists, environmental engineers, and site remediation teams—we cleared years of heavy machinery and structures, returning the land to a developable state ahead of schedule and under budget.

Phase 2

Community Engagement

The Civic Dialogue

Recognizing the island's housing crisis, I proposed an ambitious 36-home workforce neighborhood. Despite failing to secure a 2/3 majority at Town Meeting, this process was vital for understanding neighbor concerns regarding density and character preservation. The dialogue shaped a more refined approach.

Phase 3

Elder Housing Innovation

Current Mission

The Current Path

Today, I am pioneering the first development under the island's Elder Housing Bylaw. By dedicating 3 acres to freestanding homes for residents 55+, we are addressing a critical demographic gap while seeking collaborative, zoning-compliant uses for the remaining 2 acres.

Current Market Thinking

Q1 2026: Inventory remains constrained, but buyer urgency has softened. This is creating opportunities for patient, well-positioned buyers—and risk for sellers who overprice.

The spread between asking price and final sale price has widened for the first time in three years. I'm advising clients to focus on properties that have been on market 90+ days where sellers may be more motivated.

Recent Decision

Situation: Clients were considering a $4.2M waterfront property with significant deferred maintenance.

Decision: After detailed cost analysis, I recommended walking away—the true cost exceeded $5M.

Outcome: Three weeks later, we secured a comparable property for $3.8M with no hidden issues.

Experience That Makes the Difference
